Sales

The fee will depend upon the price of the property. For properties worth up to £1.5million our fees range from £995.00 plus VAT to £2,500.00 plus VAT and disbursements

If the property is leasehold we add a supplement of £195.00 plus VAT for the additional work involved.

For the sale of a typical freehold property for £450,000.00, our fees will usually be as follows:-

Our fees = £1,400.00 plus VAT

Our fee for arranging a bank transfer = £45.00 plus VAT

The usual disbursements i.e. payments to other organisations made on your behalf would be:-

Anti- Money laundering search £6.00 plus VAT per individual

Land Registry Official Copy Title and Plan = £6.00

No property is exactly the same so our fees may reflect the particular requirements of the transaction e.g. dealing with breaches of planning or building regulations, a Lease Extension, multiple or unregistered titles, indemnity insurance for a defective title, would all involve additional charges. We would inform you if such an issue arose, and of the additional fees applicable.

The usual work to be carried out will be:-

  • contacting the estate agent to confirm the name of the buyer and their solicitor;
  • arranging for you to complete the Sales questionnaires and obtaining all certificates/guarantees/consents and other documents relevant to the property from you;
  • contacting the Freeholder/Management Company and obtaining the Sale Pack (this normally involves paying their fee, which would be an additional disbursement);
  • drafting the Contract;
  • providing the Buyer’s Solicitor with the Contract and supporting documents; 
  • obtaining your responses to enquiries raised by the Buyer’s Solicitor;
  • obtaining the Buyer’s Solicitor’s approval of the Contract;
  • approving the Transfer form;
  • arranging for you to sign the Contract and Transfer Form with a view to exchange of contracts;
  • effecting an exchange of Contracts and agreeing a completion date;
  • preparing a completion statement;
  • attending to completion;
  • discharging any service charge, ground rent or other such arrears and accounting to you with the proceeds of sale.

If you have a mortgage on the property that needs to be discharged, our fees also include:

  • requesting a redemption statement from your lender;
  • notifying you of the outstanding balance;
  • discharging the mortgage on completion;
  •  obtaining confirmation from your lender that their charge over the property at the Land Registry has been removed.

An average estimate for the time the transaction takes, from us being instructed to completion of the sale, would be between 8 to 12 weeks, as there are a number of variables which might affect the timescales including e.g. whether there is a chain, delays in searches, surveys or mortgage offers.

Purchases

Disbursements i.e. payments to other organisations on your behalf would include:-

* Stamp Duty Land Tax (assuming no other properties owned) = £12,500.00

Land Registry Fee = £135.00

Search Fees (estimated) (can vary according to Local Authority) £210.00 to £400.00 (plus VAT where applicable).

Land Registry Searches (estimate) = £8.00

No property is exactly the same, so our fees may reflect the particular requirements of the transaction e.g. dealing with breaches of planning or building regulations, a Lease Extension, multiple or unregistered titles, indemnity insurance for a defective title, would all involve additional charges. We would inform you if such an issue arose, and of the additional fees applicable.

The usual work to be carried out will be:-

  • receiving draft papers from the Seller’s Solicitors;
  • obtaining relevant searches and reporting to you on the same; 
  • inspecting the legal title of the property
  • raising any specific enquiries in accordance with your instructions;
  • reporting to you on the title and responses received to our enquiries;
  • reporting to you with a view to exchange of contracts and effecting an exchange and agreeing a completion date; 
  • conducting the pre completion Land Registry searches and any necessary Land Charges searches; 
  • drafting and/or approving the Transfer document and Stamp Duty Land Tax return; 
  • arranging for you to sign the Transfer and Stamp Duty Land Tax return;
  • preparing a completion statement;
  • effecting completion;
  • submitting the Stamp Duty Land Tax return and paying any necessary Stamp Duty Land Tax;
  • registering your interest at the Land Registry and thereafter providing you with a copy of the title. 

If you are buying with a mortgage from a mainstream lender, for a further £200.00 to £300.00 plus VAT, we would also deal with:-

  • receiving, reviewing and advising you on the terms and conditions of your mortgage;
  • reporting to and acting on behalf of your lender;
  • arranging for you to sign the  Mortgage Deed;
  • requesting funds from your lender
  • registering Mortgage Lender’s interest at the Land Registry.

An average estimate for the time the transaction takes, from us being instructed to completion of the purchase, would be between 8 to 12 weeks. There are a number of variables which might affect this e.g. delays in searches, surveys, obtaining mortgage offers and delays in the chain.

* Please note there are reliefs for first time buyers.

Re-Mortgages

Our fees range from £595.00 plus VAT to £995.00 plus VAT and disbursements for a residential freehold mortgage depending on the amount being borrowed.

A typical freehold residential mortgage for £250,000.00 will usually be £695.00 plus VAT and disbursements (payments to other organisations on your behalf).

Our fee for arranging a bank transfer = £45.00 plus VAT

Disbursements will include:-

Land Registry Official Copy Title and Plan = £6.00

Land Registry Fee (estimate) = £40.00

Search Fees (estimated) (can vary according to Local Authority) £210.00 to £400.00 (plus VAT where applicable).

Land Registry Searches (estimate) = £8.00

An average time for the transaction would be 4 to 8 weeks.
